Out of order

Out of Order (OOO) designates a guest room removed from sellable inventory due to serious physical damage, major maintenance, or active renovation. Rooms set to OOO status are excluded from total available room counts, directly lowering the base used to calculate occupancy metrics.

Available Rooms = Total Rooms - Out of Order Rooms
How it is used
Front office and housekeeping teams mark rooms OOO to prevent accidental assignment by the central reservation system or front desk staff. Operations managers track OOO rooms daily to ensure maintenance delays do not artificially cap maximum potential revenue. Unlike Out of Service (OOS) rooms, which remain in available inventory for minor fixes, OOO status reduces total inventory, artificially inflating occupancy percentages while potentially obscuring lost revenue opportunities.
Worked example
A 200-room hotel has 10 rooms set to OOO status due to a broken pipe. If 152 rooms are sold, calculated occupancy is 80% (152 / 190 available rooms). Without deducting OOO rooms, occupancy would report as 76% (152 / 200 total rooms).
Common mistake
Misclassifying minor maintenance issues as OOO instead of OOS artificially inflates calculated occupancy rates while hiding inventory inefficiency from owners.
