What Carbon intensity means
Carbon intensity measures the total greenhouse gas emissions generated per occupied room night, expressed in kilograms of carbon dioxide equivalent (kgCO2e). Distinct from absolute operational emissions, this standardized sustainability metric enables direct comparisons of environmental efficiency across properties of varying sizes and service levels.

How it is used
Asset managers and revenue leaders use carbon intensity to track decarbonization progress against global frameworks like the Hotel Carbon Measurement Initiative (HCMI). High carbon intensity increasingly penalizes properties in corporate RFP bids, as corporate travel buyers enforce strict scope 3 emissions caps. Operators drive down this metric through HVAC optimization, renewable energy procurement, and operational efficiency without relying on occupancy drops to reduce headline footprint numbers. Investors also monitor it to assess climate transition risk and potential capital expenditure requirements for regulatory compliance.
Worked example
A 200-room full-service hotel generated 45,000 kgCO2e in energy and gas emissions during a 30-day month while selling 4,500 room nights. Its carbon intensity is 10 kgCO2e per occupied room night (45,000 kgCO2e / 4,500 rooms). Installing a heat recovery system reduces monthly emissions to 36,000 kgCO2e, lowering intensity to 8 kgCO2e per room night at identical occupancy.
Common mistake
Confusing per-available-room emissions with per-occupied-room emissions distorts benchmark accuracy, as low occupancy artificially inflates carbon intensity per occupied room if baseline building energy use remains high.
